These tips should be shared with the homeowner to increase selling potential. Remember, the first impression a potential buyer gets from a house is a lasting impression.

  1. The front door of the property should make a statement. If needed, it needs to be cleaned or freshly painted.
  2. The surrounding yard should be free of debris and manicured.
  3. All floors need to be swept and clean.
  4. Depersonalize the home. Any personal belongings (e.g., family photos, signs of pets, etc.) should be packed away and out of sight.
  5. In the bedrooms, all beds should be made. Children’s rooms should be kept with the minimum of toys. Just enough for the children to be satisfied during the sale of the property.
  6. Bathrooms need to have all bath products put away and out of the shower or tub. Towels should be hung on the towel racks. All toiletries should be out of sight. Sinks and tubs should be clean.
  7. Kitchen counters should be clean and clear of any small appliances.
  8. Prior to the photography session, all lights should be turned on in the house and all blinds and curtains opened.
