Single-family and condominium sales reported by Dayton REALTORS®’ Multiple Listing Service reached a sales volume of $211 million in October, increasing six percent compared to the sales volume that occurred during the same month in 2016. In nearly every major category, in fact, October posted stronger numbers than in 2016. The 1,367 sales for the month were three percent higher, the median price ($130,000) was four percent higher, and the average price ($156,695) posted a three percent gain.
Year-to-date through October, there were 13,775 sales, up one percent compared to the same period in 2016 when 13,620 properties closed. Total dollar volume through ten months hit $2.1 billion, a seven percent increase from the same period last year.
The year-to-date average sale price and median sale price continued to rise as well. The average price totaled $156,088 while the median price came in at $134,000, each of them gains of six percent.
Single-family and condominium listing entries totaled 1,533 in October, down less than one percent from October 2016, highlighting the continued tight inventory in the market. Listings through the ten-month period totaled 18,406, down one percent over the same 2016 time period.
The overall MLS inventory at month’s end showed 4,538 active properties available for sale, which translated to a supply of three months based on October’s resale rate. Last year at the same time the inventory was higher at 5,281 available listings, producing a slightly higher supply ratio of four months.
