Continuing in a similar manner as most of 2017, single-family and condominium sales prices reported by Dayton REALTORS® Multiple Listing Service in November ticked up. November’s activity generated a dollar volume of $186 million, an increase of over four percent versus last November. This translated to an average sale price of $152,965 and a median price of $134,000. These figures were up over five percent and two percent, respectively, compared to November 2016.
The number of sales reported totaled 1,219, up one percent over sales that occurred during the same month in 2016.
Listing entries in November totaled 1,208, down from October’s 1,533. This is normal this time of year as fewer homes are put on the market as the holidays approach. This figure is also down from November 2016 when 1,300 single-family and condominium listings were added to the system.
Year- to-date sales and sales volume also followed a similar pattern as the monthly sales. The 15,036 sales reported was up one percent compared to last year. A sales volume through November of $2.3 billion was a seven percent increase over 2016’s $2.1 billion. This generated an average sale price of $155,822 and a median sale price of $134,000, both of which were increases of almost six percent compared to 2016.
The overall MLS inventory at month’s end showed 3,653 active properties available for sale, which translated to a supply of 2.9 months based on November’s resale rate. Last year at the same time the inventory was higher at 5,050 available listings, producing a slightly higher supply ratio of four months.
