Dayton Area Home Sales for May 2017

Sales of single-family and condominiums reported in May by the Dayton Area Board of REALTORS® totaled 1,626, up from the 1,316 sales reported last month. Despite continued tight inventory in the market, the number of sales cleared last year’s May sales by four percent, when there were 1,563 reported sales.

May’s median sales price came in at $133,950, slightly above last May by just less than one percent. The average price of $157,488, meanwhile, was four percent better than last year. Sales volume generated by May’s activity totaled $256 million, an impressive eight percent jump over last May.

For the first five months of 2017, there were 6,023 sales reported, a 4.4 percent rise from 2016 when 5,765 transactions occurred over the same period.

Sales volume showed $907.8 million in sales transactions so far in 2017, a twelve percent rise from 2016. The average sales price year-to-date stood at $150,735 and represented a 7.5 percent jump over 2016’s year-to-date numbers. The median sales price also grew, from $121,000 in 2016 to $129,000 through May 2017, over a six percent increase.

There were 2,173 new listings added in May, up three percent from last year’s 2,108, while year-to-date listings tallied 8,960, a four percent decrease from the 9,343 submitted through May of last year.

The overall MLS inventory of single-family and condominium listings showed 4,605 available at month’s end, which represented a supply of only 2.8 months based on May’s pace of sales.
