Dayton Area Home Sales for June 2017

Home sales and the average sale price climbed ever higher in June, and as has been the case for much of this year, new monthly records were set. The figures this month, however, claim a new record: both the number of sales and the average sale price are the highest on record ever for the Dayton region.

Sales of single-family and condominium units reported by the Dayton Area Board of REALTORS® in June totaled 1,690, a small 0.66 percent increase over the June 2016 sales, but still enough to claim the mantle of the highest number of sales in a single month. The sales led to an average price of $168,771 and a median price of $144,500, increases of 4.5 percent and 5.4 percent, respectively. The cumulative sales volume reached $285 million, up five percent from June 2016.

June’s showing topped off a first half of 2017 which saw 7,757 sales transactions of single-family homes and condominiums, compared to 7,486 during the first half of 2016, a three percent increase.

A cumulative sales volume of $1.2 billion dollars (up ten percent) brought the average sale price up six percent to $154,374 and the median sale price up five percent to $132,000 for the six-month period.

Listings submitted in the month of June reflected the tighter inventory in the housing market, with 2,177 entries, a drop of just under one percent from June 2016. For the January-June period, 11,145 listings were entered, a three percent decrease from the same period last year.

The overall active MLS single-family and condominium inventory at the end of June stood at 4,845, representing a 2.8 month supply of listings based on June’s resale rate.
