Dayton Area Home Sales for January 2018

Sales of single-family homes and condominiums, as reported by Dayton REALTORS®, started off the new year in positive territory. 839 transactions were reported to the Multiple Listing Service in January, besting last January by just five sales.

A cumulative sales volume of $122 million was a four percent jump in a year-over-year comparison. The prices reflected the demand in this tight-inventory market, with the average sale price for January landing at $140,193, up four percent from last January, and a median sale price bumping up to $123,500, up three percent from last year.

Entries of single-family homes and condominiums during the first month of 2018 decreased seven percent compared to last year, continuing the trend of decreasing inventory.

The total of active listings for sale in the MLS at month’s end stood at 3,408, down from the 4,091 active listings that were available last year at the same time. The supply of listings, based on January’s pace of sales, was four months. This pace was more aggressive than the five month supply of listings during January 2017.
