Sales of single-family and condominium units reported by Dayton REALTORS® in February saw gains in both sales and prices. 1,002 sales were reported to the Multiple Listing Service in February, a 9.5 percent increase over the 915 single-family and condominium sales reported in February 2019.
February’s average sales price totaled $175,085, exceeding last year’s monthly figure by nine percent. Meanwhile, the median price also saw an increase, up over eight percent from last year to $149,250.
The sales in February produced a cumulative sales volume of $175.4 million, a jump of almost twenty percent from last year.
February’s showing also improved the year-to-date sales numbers. The January-February average sales price was up twelve percent from last year to $172,389, while the median price increased to $145,000. The cumulative sales price leaped ahead by twenty percent to $334 million while the number of sales saw a seven percent increase to 1,938.
Tight inventory continued in the Dayton area, but listings submitted in the month of February were still able to rise above last year’s figures, increasing over six percent to 1,429 entries. For the January-February period, 2,794 listings were entered, up eight percent from last year’s 2,581 listings.
The overall active MLS single-family and condominium inventory of available listings at the end of February stood at 2,950 and represented a three month supply of listings based on February’s resale rate.
