Sales of single-family and condominium units reported by Dayton REALTORS® in February saw gains in all main statistical categories except listings. 882 sales were reported to the Multiple Listing Service in February, a three percent increase over the 855 single-family and condominium sales reported in February 2017.
February’s average sales price totaled $153,923, exceeding last year’s monthly figure by eight percent. Meanwhile, the median price also saw an increase, up over two percent from last year to $129,900.
The sales in February produced a cumulative sales volume of nearly $135.7 million, a jump of eleven percent from last year.
February’s showing also improved the year-to-date sales numbers. The January-February average sales price was up six percent from last year to $149,753, while the median price increased to $126,450. The cumulative sales price leaped ahead by 7.7 percent to $259.3 million while the number of sales saw a modest 1.5 percent increase to 1,732.
Tight inventory continued in the Dayton area as listings submitted in the month of February decreased over two percent to 1,448 entries. For the January-February period, 2,705 listings were entered, down nearly five percent from last year’s 2,839 listings.
The overall active MLS single-family and condominium inventory of available listings at the end of February stood at 3,548 and represented a four month supply of listings based on February’s resale rate.
