Dayton Area Home Sales for April 2010
Residential home sales in April, as reported to the Dayton Area Board of REALTORS® multiple listing service, reached 1,035, nearly double the year-over-year increase realized a month earlier. March’s sales increase was 14%, while April’s increase was 25%. These sales far exceed the April 2009 number of 823 sales. This activity boosted the year-to-date sales total to 8,596 for single-family homes, now an 8.73% jump from the same four-month period last year.
Sales volume generated from April’s activity reached over $126.5 million and generated an average sale price of $122,256, a 4.2% increase compared to $117,343 last April. The median was $110,000, a large jump of 15.8% compared to a median of just $95,000 last April.
Year-to-date through April, a sales volume of nearly $368 million in single-family residential activity has been produced, a 21.6% increase over the $302.4 million reported during the first four months of 2009. The year-to-date average sale price is now up to $119,116, an appreciation of 12% compared to $106,451 in 2009, and the median is at $102,000, 20% higher than a median of only $85,000 thru April last year. The percentage sale/list price is up as well, an impressive 1.63% year-over-year through April.
Single-family listings being added to the MLS are proportionately up from last year, reflecting the overall increase in market activity. Listings submitted in April totaled 2,553, compared to 1,969 last year, an almost 30% increase. For the past two months, listing totals have been higher than in any month since July of 2008. Year-to-date listings now total 8,596, up 14% from 2009.
Overall MLS inventory stands at 8,594 available single-family listings, nearly identical to one month ago, and represents a supply of 8.3 months, down from last month’s 9.3-month’s supply. This decrease is due to April’s increased sales pace, with 113 more sales than in March. In 2009, at the same time, the inventory stood at 8,812 listings and the supply at 10.7 months, when the sales pace was much slower.
