Dayton Area Home Sales for March 2010

After a drop-off during “arctic February”, single-family sales reported to the Board’s MLS rebounded significantly in March, as 922 properties changed hands. This was a 14.2% jump over last year’s 807 sales in March, and a huge increase from this February’s 569 transactions.

This activity generated almost $111 million in sales volume. This translates to an average sale price of $120,382 and a median sale price of $100,000 even. These were improvements of 13% and 17.7%, respectively, over last March. We have now had nine straight months of year-over-year monthly increases in home values.

Solds for 2010 were trailing those of 2009 at the end of February, but March’s good showing boosted the first-quarter total ahead of last year (2,020 sales compared to 2,009 last year). The sales volume for the first quarter shows over $236.46 million of single-family sales activity.

The average sale price for the first three months of 2010 was $117,062 and the median was $97,950, healthy increases of 14.8% and 22.8%. Percentage sale/list price was up 1.52%, quarter-over-quarter.  

There were 2,540 single-family listings submitted in March, a substantial 15% increase over 2,208 last March. This brings the year’s total of listings to 6,041 compared to 5,573 in 2009, an 8.4% jump.

Increased listing and selling activity, as well as increases in home values, are all good signs that home sales may see continued improvement this year.

The overall single-family inventory at the end of March showed 8,565 single-family listings available and a 9.28 month supply. These figures compare to 8,082 listings and a 14.2 month supply at the end of February.

In 2009 at the same time, the number of available listings was at 8,787, and the supply stood at 10.8-months, when March sales totals were more than a hundred fewer than during this March.
