Dayton Area Home Sales for October 2009
October’s single-family sales figures reinforced the positive trend toward a real pickup in activity for the Dayton area market. A total of 994 sales represented a 12.8% jump compared to October of 2008. This is the fourth straight month of year-over-year increases, and the largest since February of 2006.
Sales volume for the month reached just under $124 million, a 23% increase over a year earlier, and produced an average sale price of $124,746 and a median price of $110,000.
These were increases of 9% and 15.7%, year-over-year, respectively, also the largest of 2009.
Through the month of October, sales for the year have now reached 8,977, still down 6.52% compared to the 9,604 sales through ten months of 2008, but a decline which is improving as sales figures improve.
A sales volume of $1.1 billion has resulted in an average sale price year-to-date of $123,113, down just 3.9%, compared to $128,145 during the same time span last year. The median stands at $105,000, down 5%, compared to $110,605 in 2008.
Single-family listings submitted to the MLS in October totaled 1,678. Last October saw 1,910 listings added, just over 12% more than this year. This is the only statistical figure for the month that declined in year-over-year comparison.
A total of 19,319 listings have been added year-to-date. Last year’s figure was considerably higher at 23,795. This is a decline of 18.8%.
The available single-family inventory at month’s end stood at 8,169. Due to a better pace of sales, this represents a decline in the supply to 8.2-months, down from an 8.6-month’s supply for the previous two months.
Last year at the same time the inventory stood at 9,617 and the supply was at 10.9 months when both more listings were available and homes were selling at a slower pace than this October.
