Dayton Area Home Sales for April 2009
Single-family transactions, as reported to the Dayton Area Board of Realtors’ multiple listing service, reached 823 units and generated a sales volume of $96.57 million. This activity represented a slight increase of 16 units over March’s figure, but it was still a 14.2% drop-off compared to April of last year. This decline is less steep than that of the first two months of 2009, but it is a return to slower activity compared with last month. We could be in for this kind of month-by-month roller coaster of activity until the housing market begins to level off.
The average sale price for the month of April was $117,343 per unit, a 5.91% drop from the same period a year earlier. There is some good news in this number though, as this is the lowest year-over year monthly decline in average price since July of last year. Likewise, the median sales price for April was down 13% at $109,363, a figure that is down less year-over-year than any month since September of 2008.
Year-to-date for 2009, 2,841 single-family properties have been sold, a decrease of 15.5% compared to the first four months of 2008. This activity has generated a total sales volume of just over $302.4 million. The average sale price per single-family unit for the period was $106,451 and the median was $85,000, declines of 12.3% and 17.8%, respectively.
Single-family listings submitted during April tallied 1,969, 27.56% less than April a year earlier when 2,718 listings were added. This was after an increase of 3.1% in year-over-year listing activity just a month earlier, again illustrating the inconsistencies in the current market as it attempts to stabilize. Year-to-date listings added to the inventory as of the end of April totaled 7,540, a 22.6% decline compared to the same period in 2008.
The overall MLS single-family inventory stands at 8,812, representing a 10.7-month’s supply based on April’s pace of sales, virtually unchanged from March’s supply of 10.9 months. Last year at the same time, a smaller supply of 10.1-months was available for sale.
