Dayton Area Home Sales for December 2007

Sales of single-family residential properties reported to the Dayton Area Board of Realtors' Multiple Listing Service in December resulted in over $96.3 million in total volume and an average sale price per unit of $120,089. The median sales price for the month was $100,800.

These figures were down, respectively, 6.5% and 8.5% compared to a year earlier when the December average was $128,481 and the median was $110,200.

The average sale price for all of 2007 finished at an impressive $134,763, down less than 1% compared to 2006's final figure of $136,008, demonstrating again the remarkable stability of home values in the Greater Dayton area, compared to many other areas of the country.

The number of units sold in December reached 802, down from 895 in 2006, a decline of 10.3%. For all of 2007, single-family sales totaled 13,105, compared to 14,478 a year earlier, a decline of 9.48%, but still the fourth-best year ever for sales in the Miami Valley.

Single-family listing entries to the MLS in December totaled 1,449, just 30 units, or 2% less than December 2006. A final 2007 listing total of 29,339 is only about 4% fewer than the 30,550 added during all of 2006.

The inventory of single-family homes listed as available in the MLS at year's end totaled 8,973. This represented a supply of just over 11-months based upon December's rate of sales. The supply ratio has remained at just over 11 months now for 4 consecutive months.

In 2006 at year's end the inventory was at 8,727 single-family homes and the supply stood at 9.75-months, based on the sales pace at that time.
