Dayton Area Home Sales for June 2007
Single-family sales for June totaled 1,421, down 55 units (3.7%) compared to June of 2006. Sales tallied during the first six months of 2007 show 6,877 single-family transactions, down 4.3% from last year's record 7,173. No year previous to 2006, however, can top this year's first-half sales output, making this year's showing the second-best ever for the Dayton-area MLS.
For the past six years, the month of June produced the year's highest average sale price, and 2007 marks the seventh consecutive year of this trend. A volume of over $214.4 million produced an average per unit price of $150,919, just edging out last June's $150,752 average.
Looking at year-to-date figures, a sales volume of over $928.8 million produced an average sale price of $135,067 compared to last year's mid-year mark of $135,470, a miniscule decline of 0.3%, indicating again that local home prices are holding remarkably steady. The six-month average also shows very little depreciation (0.7%) when compared to year-end 2006.
The median sale price for the first half of 2007 also demonstrates strong price stability. This year's six-month median of $116,750 is virtually unchanged from last year's $117,000 during the same period.
Single-family listings submitted in June totaled 2,951, down 3.5% from June of 2006 when 3,058 listings were added. This June's total does, however, represent the most added in any single month so far this year. The January through June period saw a total of 15,988 listing submissions, a decline of 2.2% when compared to the 16,354 submissions in Jan-June 2006.
