Dayton Area Home Sales for August 2006
According to the National Association of Realtors, sales and home values of existing single-family homes, nation-wide, declined significantly in August. However, sales figures compiled for August by the Dayton MLS show only a slight decline in local sales and average sale price for the month, and a still strong market year-to-date.
A total of 1,492 sales in August was only 29 units or 1.91% less than August 2005. A cumulative sales volume of over $212 million generated an average sale price of $142,168 only a slight 0.74% drop from the $143,221 average reported a year earlier.
Year-to-date figures also show a still healthy housing market in the Dayton area. The 10,124 single-family sales reported through August is a 2.74% increase over the January through August figure of 9,854 reported in 2005. The average sale price through August was $137,682, compared to $136,992 last August, a 0.50% appreciation. This is the fifth consecutive month of increases in average sale price compared to the same month in 2005.
Single-family listings submitted to the MLS in August totaled 2,941, and brought the year-to-date total to 22,128, a 13.81% increase compared to the 19,443 over the first eight months of 2005. The overall single family inventory at month’s end showed 10,186 homes available for sale, and represented a 6.82 -month supply based on the current pace of sales.The Dayton Area Board of REALTORS® is the local chapter of the National Association of REALTORS® and represents over 2,800 members and affiliates in the Dayton area.
