Dayton Area Home Sales for September 2005
Single-family sales reported to the Board’s Multiple Listing Service tailed off slightly in September from August’s peak levels, but still broke yet another record for the month. The 1,310 ‘solds” for the month was a decline of 211 units from the previous month, but broke last year’s September record of 1,154 by 156 units or 13.5%, a great finish to another record-setting quarter of sales activity. September’s activity generated a sales volume of $181,655,379, and an average sales price of $138,669.
Year-to-date sales at the end of the third-quarter reached a total of 11,217, an impressive 8.87% increase compared to 10,312 sales at the same time in 2004. A total sales volume year-to date of over $1.5 billion worth of single-family transactions in the Dayton area as reported to the MLS, has produced an average sale price of $137,290 per unit, a 3.23% pace of appreciation in year-to-year comparison.
Listing activity, although down (as is typical at summer’s end) from August by 395 units, continued it’s record pace for the year in September as the 2,387 single-family entries was 18.4% more than last year’s 2,016. Year-to-date listings after nine months totaled 21,817, a 12.2% increase over last year’s figure of 19,445.
Overall MLS inventory at month’s end remained very steady, showing 8,060 available single-family properties, almost identical to the supply at the end of August, which stood at 8,045. The ratio based on September’s resale rate indicated a 6.1 month’s supply of available listings, which is up from August’s supply of 5.2 months when sales activity was at a peak level for the year, and is very comparable to the 5.8-month’s supply at the end of the third quarter in 2004, when sales were less numerous but the overall MLS inventory was at lower levels.
