Dayton Area Home Sales for February 2005
The record pace of single-family sales activity in the Miami Valley, as reported to the Board’s Multiple Listing Service, showed no sign of waning during the typically slow month of February, even as mortgage interest rates edged up slightly. The 861 transactions for the month easily topped last year’s February record total by 107 units or 14.2%! A record sales volume of $111,200,086 produced an average sale price for the month of $129,152, which bested last February’s average of $123,954 by 4.19%. The first two months of the new year have now produced 1,583 single-family sales and an average of $129,746 per unit.
New listings added to the MLS in February totaled 1,928. This compares to 1,724 last year, an 11.8% increase. The listing total for 2005 stands at 3,673 single-family properties added to the inventory so far. The overall MLS inventory at month’s end showed 6,311 single-family properties for sale, or a 7.32 month's supply based on February’s resale rate. This compares to only 5,550 properties at the end of February 2004, but an almost identical supply of 7.34 months when sales activity, although then at record levels, was eclipsed yet again this February.
