Dayton Area Home Sales for June 2004

Single-family residential sales reported to the Board's MLS in June completed a record-breaking six-month period with yet another high-water mark for a specific month. June's total reached 1,401, surpassing last year's record total by 175 units or 14.27%. Sales volume totaled $203,667,800, a 15.55% increase in year-to-year comparison, and produced a strong average sale price of $145,373, a 1.12% increase compared to last June. This is also a new high for average sale price for any single month on record.

Low mortgage rates have spurred activity, helping to make mid-year totals equally impressive as every month this year has produced a new record for single-family sales for that specific month. A six-month tally of 6,402 sales easily shattered last year's record 5,458 sales. Volume for the first half has already surpassed the $800-million level at $837,524,255, which translates into an average year-to-date sales price of $130,822. After reflecting lower market values late last year into the earlier part of this year, the YTD figure is now higher for the first time in 2004 than 2003's year-end figure of $130,647.

Total single-family listings submitted to MLS in June reached 2,316, a 12.15% increase over last June. A total of 12,928 listings YTD is a 16.74% jump over last year's comparable figure of 11,074. Total single-family inventory at month's end stood at 6,635, compared to 5,784 last year. Despite an additional 851 properties in this year's inventory, the supply ratio of 4.7 months is identical to last year's, due to the current rapid resale rate.
