Dayton Area Home Sales for April 2004
For the fifth consecutive time, and the eleventh time in twelve months, a new record for the month was set in April, as the 1,171 single-family sales reported to the Dayton Area Board of REALTORS®' Multiple Listing Service (MLS) was an almost 20% increase over last year's 977. Year-to-date sales have soared to 3,688 and activity is on pace to easily break the one year total again in 2004. Year-to-date sales now stand at almost 600 units better than 2003's pace, or about 150 units sold per month.
April's sales volume reached $151,504,408 and generated a per-unit average sale price of $129,380, nearly flat compared to last April's $129,787. The year-to-date average indicates the same leveling-off of area home values, after being lower in recent months, as a figure of $124,021 this year compares to $124,697 last year at the same time.
Listing activity also continues at a torrid pace as 2,351 single-family properties were submitted to the MLS in April. This is a 16% increase compared to last April's 2,024. Year-to-date listings now total 8,171, a 1,253 unit or 18% jump over the first four months of 2003.
Total residential single-family inventory at month's end showed 6,220 properties for sale.
This is a 5.31-month's supply based on April's record resale rate. This compares to only 5,541 listings at the same time last year, but a greater supply of 5.67 months due to a sales pace that, albeit very good, has been surpassed this year.
