Dayton Area Home Sales for July 2009
After two years of decline, existing home sales in Dayton and the surrounding areas turned the corner in July, posting very positive numbers. Sales reached a total of 1,048, 3% higher than July 2008. This marks the first increase in sales in the Miami Valley since April 2007.
June’s dollar volume rose 5% to its highest level since May 2008 at $146.5, which produced an average sale price of $134,468, just .5% higher than last year’s average sale price. This also marks the sixth consecutive month of increasing sales prices.
“While one month does not make a trend, it’s still a very positive step in the right direction for our local economy,” stated Harry Vearn, president of the Dayton Area Board of Realtors. “The first-time homebuyer tax credit has certainly helped to spur sales, and we always see an uptick in activity during the summer. We Realtors need to keep the momentum going by continuing to match consumers to homes that fit their budget and circumstance.”
Year-to-date, 5.889 transactions have been reported. This is a 12% dip from last year, when there were 6,694 completed sales.
Also year-to-date, total sales volume has reached $707.9 million, translating into an average sale price of $120,221 per single-family unit (down 7.58% from July ‘08).
There were 2,011 single-family listings submitted in July, compared to 2,566 last July, a 21.63% decline. This brings the year’s total to 13,769 single-family listings, compared to 17,609 last year at the same time, a decline of about 22%.
The overall MLS inventory at the end of July stood at 8,780 available single-family listings, representing only an 8.4- months supply, identical to last month’s figure. At this point last year, the inventory stood at 10,572 listings, or a 10.3-month supply.
