Dayton Area Home Sales for September 2008

Single-family transactions for the month of September as reported to the Board’s Multiple Listing Service totaled 941, a tally nearly identical to the 945 sales registered in September 2007. This comes after double digit declines in year-over-year comparisons each month this year since January and is a hopeful sign that sales activity could be on the upswing.

Sales volume for month reached $118.57 million and generated an average sale price of $126,003. This compares to a volume of $126.85 million and an average of $134,236 per unit last September, both declines of just over 6%. The median sales price came in at $112,250 in September, a decline of 4.8% compared to $$118,000 a year earlier.

Total sales year-to-date through September show 8,734 single-family homes have changed hands. Last year, 10,415 sales had been reported after three quarters, making 2008’s year-to-date decline just a little over 16%.

This year’s volume through September has reached nearly $1.13 billion, compared to $1.42 billion in 2007.  Average sale price year-to-date now stands at $129,199, and the median at $112,500, declines of 5.5% and 4.6%, respectively. 

Single-family listings added to the inventory in September totaled 1,897, a decline of 15.5% from the 2,245 submitted in September last year. This activity brought the year’s single-family listing total to 21,894, compared to 23,705 a year earlier, a 7.8% drop.

Overall MLS inventory at the end of September showed 10,233 single-family listings available for sale and represented a 10.8-month’s supply based on September’s resale rate. Last year at the same point in time a supply of 10,729 single-family listings was in place and represented a higher 11.3-month’s supply, due solely on the greater number of listings available at that time.
