Dayton Area Home Sales for September 2007

Single-family sales reported to the Board's Multiple Listing Service for September were down 205 units or 17.8% compared to the same reporting period in 2006. The 945 transactions reported sold during the month generated over $126.8 million of sales volume.

This translates into a healthy average sale price of $134,236, up 2% over the $131,498 sale price reported in September 2006. The median sale price came in at $118,000, also up more than 2% compared to a year earlier.

Year-to-date sales activity through the first three quarters of 2007 has also fallen off compared to the previous year, but to a lesser degree. The 10,415 sales reported in the January-September period is a 7.9% decline compared to 11,315 sales thru September 2006.

This downward trend in sales activity has, of course, been seen on a national basis, but in most places has been accompanied by a slide in home values. This has not been the case throughout the Greater Dayton area where homes have maintained their value impressively.

This fact is supported by the statistics for single-family year-to-date average sale prices. Through three quarters, the figure stands at $136,740 based on over $1.4 billion in sales activity. This compares favorably to a nearly identical average of $137,010 last year, a slight decline of only 0.2%.

This year's 9-month average actually represents a slight appreciation over the $136,008 average sale price at year's end 2006.

The median sale price year-to-date stands at $118,000, again a less than 1% drop from last year's $119,000 median.

As the residential single-family housing market continues through an adjustment period after the somewhat deceptive growth of a few years ago, listing activity is also proportionately down.

September's listing total was down 12.9%, from 2,578 in 2006 to 2,245 in September 2007. The number of listings submitted this year peaked in June, as is typical, and has fallen off each month since, as we move into the slower months of the year.

The total single-family listing count for the January-September period is 23,705, down just 4% from the 24,702 submitted during the same period in 2006.
