Dayton Area Home Sales for July 2007
With reports of the credit-crunch affecting both buyers attempting to qualify for loans and sellers trying to market their property in a sluggish market, Dayton-area sales activity for July, as reported to the Board's Multiple Listing Service, showed a decline in year-over-year comparison. A total of 1,219 single-family transactions reported in July trailed last year's figure of 1,340 by 121 units, down 9%.
Sales for July generated a sales volume of $176.16 million and an average sale price of $144,512 per unit, down from June's high for the year of $150,919, but basically unchanged from last July's average of $145,180. The median sale price for the month was $126,900, again nearly unchanged from last year's $126,500.
Single-family sales activity reported since the first of the year shows a sales total of 8,162 single-family sales compared to a record 8,591 in 2006, a decline of 5%, but still the third highest year-to-date total ever for the January thru July period.
This year's activity has produced a total of over $1.1 billion in sales transactions, an average price of $136,490 and a median sale price of 118,000, nearly identical to last year's figures of $136,895 and $118,500 respectively.
The current year-to-date average is showing a slight appreciation of 0.3%, a figure that is a very good sign of real stability in our local Dayton-area market in terms of home values during a period of downturn in the general housing market.
Single-family listings submitted in July totaled 2,837 compared to 2,818 in July 2006, a difference of just 19 units. Year-to-date listings now total 18,813 down a slight 1.9% compared to 19,191 a year earlier. This is the third straight month that listing submissions have been lower in year-over-year comparison.
