Dayton Area Home Sales for April 2007
Our Dayton-area single-family sales figures for April show a very impressive level of activity, especially considering the overall national climate of recession in the housing market. April’s 1,222 transactions bested last April’s record figure of 1,204 sales reported to the Board’s Multiple Listing Service during the same period. This 1.5% improvement was only the second year-over-year increase in sales over the last 11 months.
A year-to date single-family sales total through April of 4,048 represents a decline of 262 units or about 6% compared to the 4,310 sales reported during the same period a year earlier. Sales activity this year, however, still represents the second-best showing ever for the January-April period.
Overall sales volume for April reached $160.4 million and produced an average sale price of $131,255, a slight 1.7% decline compared to last April’s $133,610. Local home values year-to-date, however, are holding very steady when compared to the same period last year. This year’s average of $129,164 is virtually unchanged from last year’s $128,916 at the same time.
The median sales price (the figure which represents the point at which exactly as many homes sold for more as for less) through April was $110,000, compared to $112,000 last year, a 1.8% decline.
After a decline in single-family listings submitted to the MLS during the first quarter compared to 2006, a total of 2,888 in April was a 4.3% increase over the 2,769 added to the inventory last April. A year-to-date total of 10,161 single-family listings is still a 1.6% drop from the 10,324 submitted during the same period last year.
The overall active MLS inventory at the end of April showed exactly 10,000 available single-family listings and represented a supply of 8.1- months based on April’s resale rate. This is down from a supply of 8.8-months at the end of March, and 9.7-months at the end of February. The supply at the end of April in 2006 stood at 9,126 listings and represented a 7.5-months supply.
