Dayton Area Home Sales for December 2006
Residential single-family sales were down in December by 61 units (6.38%) compared to a record 956 in December 2005, but the housing market remains strong, evidenced by the fact that this was the second highest-selling December ever. The 895 transactions reported to the Dayton Area Board of Realtors’ Multiple Listing Service (MLS) outdid the previous second-best ever, December 2004, by 38 units.
The month’s sales activity generated a sales volume of just under $115 million and an average sale price of $128,481, a 0.62% appreciation over the same month a year earlier when the average was $127,683. This ends a four-month long stretch of depreciation of average sale price in year-over-year comparison.
“While pundits talk about the ‘bubble bursting’ in real estate, we’re out here selling a lot of homes,” states Georgiana Nye, 2007 President of the Dayton Area Board of Realtors. “The numbers may not be quite as high as last year, but we’re still making a lot of consumers very happy.”
Single-family listings submitted to the MLS in December totaled 1,479, or 110 units fewer than December 2005. This is the first decline in monthly listings compared to the previous year’s month since November of 2003.
Overall MLS inventory has also fallen, showing a total at year’s end of 8,727 available single-family listings, a decline of 929 from a month earlier, but still 1,319 listings more than last year’s inventory at the same time. The year-end supply ratio based on December’s resale rate represented a 9.75-month supply of homes, compared to only a 7.74-month supply at year-end 2005.
