Dayton Area Home Sales for October 2006

Sales activity in the Dayton area as reported to the Board’s MLS continued to taper off in October compared to the same period a year earlier. A total of 1,109 residential single-family transactions tallied for the month was an 8.8% decline compared to the 1,217 reported in October 2005.

Sales volume for the month totaled just over $148.6 million and generated an average sale price for the month of $134,041, down 2.6% compared to last October’s average of $137,652.

Our modest downturn locally in sales activity remains much less painful than that experienced in many other areas. Local sales and average sale price year-to-date are nearly identical to last year’s record-breaking figures.

Activity totaling 12,472 single-family sales for the ten-month period is virtually unchanged compared to the 12,468 sales reported during the same period last year. The average sale price for a single-family unit this year through October stands at $136,795, compared to a slightly higher $137,285 in 2005 at the same time.    

Single-family listings submitted to the MLS in October totaled 2,382, up a slight 3.66% compared to a year earlier. Listing figures have topped last year’s in every month in 2006, but this month’s increase was by far the smallest.     

Year-to-date single-family listings added to the inventory now total 27,074, up 12.2% compared to 2005.

The overall MLS single-family inventory at month’s end stood at 10,003, and represented a 9-month supply based on October’s pace of sales. This compares to 8,044 available single-family properties and a 6.6-month supply last year at the same time.
