Dayton Area Home Sales for September 2006

Sales of residential single-family homes, as reported to the Board’s MLS, for the month of September, reflect a sharp decline when compared to last September’s comparable figure. This is the first indication this year in our local market of the downturn being experienced in many other parts of the country.

Sales for the month reached 1,150, a 12.2% decline compared to the same month in 2005. A cumulative sales volume of over $151 million generated an average sale price for the month of $131,498, compared to $138,669 in September of 2005, a 5.17% drop.

Sales year-to-date through the third quarter, however, are still on the positive side, actually breaking last year’s record total for the January-September period. There have been 11,315 transactions reported through September this year compared to 11,217 in 2005.

A year-to-date sales volume of over $1.55 billion has generated an average sale price through the third quarter of $137,010, just slightly lower than last year’s figure of $137,290 through the same period.

Single-family listings for the month of September totaled 2,578, 8% more than the 2,387 submitted last September. There have been 24,702 properties entered through the third-quarter compared to 21,817 in 2005, a 13.2% increase.

The total MLS single-family inventory at month’s end showed 10,167 properties available for sale, slightly down from last month’s figure of 10,186, and represented a supply of 8.84-months based on September’s sales pace. In 2005 at same time a supply of 8,060 represented only a 6.1-months supply of homes.
