Dayton Area Home Sales for April 2006
As reported to the Dayton Area Board of REALTORS®' Multiple Listing Service, sales of single-family homes increased by 4.51% in April compared to a year earlier. The 1,204 completed transactions broke the previous April record of 1,171, set in 2004. Year-to-date sales have now reached 4,310, a 9.86% increase over last year’s 4-month total.
Sales volume for the month totaled over $160.8 million, a 5.44% jump compared to April 2005, and the average sale price rebounded to $133,610, .9% higher than last April’s $132,431. This is the first monthly increase in the average sale price in year-over-year comparison since October of last year. A year-to-date volume of over $555.6 million has produced an average sale price of $128,916, 1.53% lower than last year’s $130,919.
Listings entered to the MLS system in April totaled 2,769 compared to 2,548 during the same period last year, an 8.67% increase. Listings year-to-date now total 10,324, a figure which represents a significant 19.8% increase compared to only 8,617 through April of 2005.
The overall MLS inventory at month’s end showed 9,126 single-family properties for sale or a 7.58-month’s supply based on April’s resale rate. This is an increase of 586 units since the end of March, and represents a considerable increase over a year earlier when only 7,022 single-family listings or a supply of 6.1-months was available for sale.
