Dayton Area Home Sales for December 2005

The trend of record-setting months continued in December, as the 956 single-family homes reported sold to the Multiple Listing Service surpassed last year’s December record by 99 units or 11.55%. Sales volume reached $122,065,269, a 10.33% increase over December 2004. The average sale price for the month tailed-off slightly compared to the same period last year, as a figure of $127,683 per unit was down 1.1% from last December’s $129,102.

Listing activity more than kept pace with sales, as 1,589 new single-family submissions was 17.27% more than the 1,355 new listings added to the inventory in December a year earlier. Total active inventory at year’s end showed a supply of 7,408 available single–family properties and represented a supply of 7.74 month’s based on December’s resale rate, considerably higher than at the end of 2004 when 6,117 available listings represented a 7.03-month’s supply.
