Dayton Area Home Sales for August 2005
After a slight drop-off in July from this year’s torrid sale pace of sales activity, August single-family transactions soared to a total of 1,521, a new record for the month, and a 17% jump compared to August 2004! This figure represents a new peak in sales levels for the year, and brings the year-to-date MLS sales total to 9,854 through August, an 8.5% improvement over 2004.
Sales volume in August reached almost $218 million and produced an average sale price of $143,221, a 4.4% increase over last August. The year-to-date average per single-family unit is now $136,992, a 3.2% appreciation compared to the same period a year earlier. Appreciation compared to year-end 2004 is also now very near the 3% mark.
New single-family listings submitted in August totaled 2,782, 22% more than last year’s 2,275, as sellers continue to provide more than ample inventory for buyers still taking advantage of affordable mortgage interest rates. Year-to-date, 19,443 listings represent an 11.5% jump compared to 2004.
Total MLS single-family inventory at month’s end showed 8,045 properties available for sale, which represents a 5.2-month’s supply based on August’s resale rate. The supply ratio at the same time last year was also 5.2 months with an inventory of only 6,808, but sales activity was, of course, proportionately slower.
