Dayton Area Home Sales for July 2005

Single-family sales activity for July tapered off slightly from June’s peak levels, but still showed a total of 1,377 sales, topping last year’s July record of 1,297 by 6.2%. A July sales volume of $193,588,810 generated an average sale price of $140,587, an almost 2% appreciation over last July’s $137,940.

Year-to-date sales have reached 8,257, 7% more than the 7,717 sales reported during the same period in 2004. Sales volume for the year, as was the case in 2004, surpassed a billion dollars in July, reaching a little over $1.1 billion, compared to just at a billion last year.

Average sale price year-to-date stands at $135,872, a 2.8% increase over last year’s $132,112 average through July. The 2% range of appreciation is also consistent with this year’s increase compared to year-end 2004, which now stands at exactly 2%. Home values, which have been steadily increasing, appear to be poised to top last year’s appreciation of 1.9% at year’s end.

Total single-family listings made available for sale during July totaled 2,580, a huge 15.6% increase compared to last July’s 2,231. Year-to-date submissions to the MLS now total 16,663, 10% more than at the same time a year earlier.

The overall MLS inventory at the end of July showed 7,791 single-family properties available for sale, which represents a 5.6-month's supply based on July’s resale rate. This compares to a supply ratio of 5.1 months at the end of June this year, and a ratio of 5.2 months at the same point in time a year earlier.
