Dayton Area Home Sales for June 2005

Activity in the Dayton-area housing market for the first half of 2005 clearly points toward a fourth consecutive record-breaking year for sales, according to figures reported to the Board’s Multiple Listing Service. June’s single-family transaction total reached 1,479 units, breaking last year’s June record of 1,401 by 78 units or 5.5%. New monthly records have now been established in five of the first six months of this year. Sales volume for the month reached $213,445,639, a 4.8% year-to-year increase, and the average sale price for June was $144,318, by far the highest per-unit average this year.

In the January-June period 6,854 single-family homes have sold, 7% more than the 6,402 reported during the same period last year. Sales volume year-to-date has reached $924,919,183, an increase of over 10% compared to a year earlier, and has generated a steadily increasing 6-month average sale price of $134,946, a 3.15% jump in home values compared to the same time last year. For the first time in 2004, the average sale price now shows appreciation over the 2004 year-end mark of $133,180 (+1.32%), and shows signs of continuing to appreciate significantly heading into the third quarter.

New single-family listings submitted in June totaled 2,734, 18% more than June 2004. A six-month total of 14,068 listings is an 8.8% increase over the 2004 figure of 12,928, as sellers have more than kept pace with the high demand created by the many buyers in the market. Despite a single-family inventory at month’s end of 7,624, easily the largest supply of available homes for sale year-to-date, the supply ratio is only 5.1 months based on June’s record resale rate. This compares to a supply of 5.4 months at the end of May this year, and a supply last year at the end of June of only 4.7 months, when sales were fewer, but there were also about 1,000 fewer single-family homes available in the inventory.
