Dayton Area Home Sales for December 2004
A record-breaking year in 2004 for residential single-family sales activity in the Dayton area culminated in December with the eleventh out of twelve all-time monthly sales records. The 870 sales reported broke the previous December record, set just a year earlier, by 82 units or 10.4% and brought the year's sales total to 13,325, almost 13% better than a year earlier.
A record sales volume in December of $111,992,728 produced an average sale price of $128,727, a 3.81% appreciation over the same period a year earlier.
Volume for the year surpassed the $1.7 billion mark and produced an average sale price of $133,180, a 1.94% appreciation in single-family home values.
New single-family listings submitted in December reached a total of 1,355, a 26.5% increase compared to the 1,071 reported in December 2003. A final total for 2004 of 24,474 single-family listings bested last year’s figure by 3,621 units or 17.3%. Single-family inventory at year’s end showed 6,117 available properties, which represented a 7.03-month’s supply based on December’s resale rate. The supply a year earlier was only 5,185 and represented a 6.57-month’s supply.
