MLS VIOLATIONS GRACE PERIOD EXTENDED TO FEB. 1

capitolThe MLS began implementing a new system called iCheck on December 1st, which automatically monitors the active listing database for violations and omissions.

In an effort to allow members to fully understand the MLS rules and regulations, the grace period for cleaning up the data in the system has been extended to February 1, 2010. If you receive violation e-mails from the system this month, please fix any problems with your listings as soon as possible. This grace period will allow you to not only review MLS listing policies with your office but also to make corrections and additions to current listings.

A list of MLS rules and regulations, as well as our fining policy, are posted on the Members Only section of dabr.com. You can view them by clicking on “Members Only” then select “MLS Support.”


CITY OF KETTERING OFFERS FLOOD PLAIN INFORMATION

The City of Kettering will provide DABR members and affiliates with the following information concerning Flood Insurance Rate Map zone determinations within the city upon request at cost:

  • Whether a property is in or out of the Special Flood Hazard Area (SFHA) as shown on the current Flood Insurance Rate Map (FIRM) of the city
  • Additional flood insurance data for the site, such as FIRM zone and the base flood elevation or depth, if shown on the FIRM or on file with the city
  • The city provides a handout on the flood insurance purchase requirement that can help people who may need a mortgage or loan for property in the SFHA.
  • Copies of Elevation Certificates for all recent construction in the SFHA are available.

If any REALTOR® or affiliate would like to make an inquiry, please contact the City of Kettering's Engineering Department with the street address of the property. You can call the Engineering Department at 937-296-2436.


BROKERS CAN LIST REAL ESTATE OWNED PROPERTIES

As brokers struggle with the challenges of selling the large inventory of lender-owned properties, a continuing issue has been the point at which brokers can take such listings, place them in the MLS and begin the marketing process.

Lenders usually acquire title to foreclosed properties by purchasing them at the sheriff's sale. Following the auction, the court must confirm the sale. The purpose of this is to confirm that proper procedures were followed. If the sale is confirmed, the court will issue a confirmation order and a sheriff's deed will be issued.

The Ohio Division of Real Estate and Professional Licensing has clarified at what point brokers may begin marketing one of these properties. Read the full story

REMINDER - INSTALLATION DINNER ON JANUARY 16

Saturday, January 16th, 2010 is fast approaching for the annual Installation Dinner. It's an evening of food, fun, tradition, and ceremony, as the president's gavel is passed from 2009 president Harry Vearn to the incoming 2010 president Deb McCuiston. We will also swear in the new directors of the Board and recognize the acomplishments of the 2009 leadership.

The reception and dinner starts at 6:30pm at the Dayton Country Club, and members interested in attending, at a cost of $60 per person, should call the Board office at 223-0900 to make a reservation by January 14th.

SEEKING NOMINATIONS FOR 2010 MARIE KINDRICK FAIR HOUSING AWARD

The April Fair Housing Month Celebration is just around the corner, so the Equal Opportunity & Diversity Committee is inviting nominations for the annual Marie Kindrick Fair Housing Awards.   The committee will choose three individuals from among the nominations. Nominees would be those individuals who have “exhibited an outstanding commitment to fair housing principles”.

Three individuals are recognized in each of the following categories: community volunteer, community professional and REALTOR® member.

Welcome to the new year! I am so excited to be able to serve you as president this year, and I hope that we have a lot of fun along the way. After all, it's all about attitude!

The past few weeks I've watched the news as they do their usual timecapsule reports on the year (and decade) just passed, and one thing they all seemed to agree on was that the 21st century, to date, has been a let down. Really? From where I stand, it's been pretty good. As REALTORS®, we had wonderful opportunities over the past decade as home sales soared and property values increased. It's only been the last 2-3 years where we've seen the downtown. Sure it's posed a challenge for us, but even in those years, I spoke with members who claimed to have their best year ever.

I believe that a lot of the successes members had over the past few years had a lot to do with attitude. If we let others dictate how we should feel about sales, the economy, etc., then our actions will follow that path. If, however, we remain upbeat, convey a positive message to our clients, and have a good attitude, success will follow.

It already seems like things are turning around, so maintaining that positive attitude should be much easier! We're currently on track to have the sixth straight month of increases in home sales. I'm optimistic that this trend will continue into 2010, but it's going to take the hard work of REALTORS® to make that happen. I have no doubt that we're up to the task!


SALES LEADERS LUNCHEON SCHEDULED FOR JANUARY 22

As we do each year, the Board is proud to recognize the Sales Leaders Club recipients. To celebrate these achievements, the recipients will be honored at a recognition luncheon scheduled for 11:30am on Friday, January 22nd at the Dayton Marriott Hotel.

sales leadersThe luncheon is being held to recognize members who have obtained one of five production levels of the Sales Leader Club award program and to announce the recipients of the Owner/Manager, Salesperson, Rookie and Affiliate of the Year awards. The REALTOR® Community Service Award recipient will also be announced.

Award recipients have been sent a registration form and a special invitation to the luncheon. For other members who wish to attend the event, complete the registration form or call 223-0900.


CONGRATULATIONS TO COLP SCHOLARSHIP WINNERS!

The DABR Foundation recently awarded four Jerry Colp Scholarships for 2010 to the following individuals: Lisa Burke of Coldwell Banker Heritage; Robert Powers of Buyer's Corner REALTORS®; Suzanne Dinus Weimer of Irongate REALTORS®; and Edmund Scholz of Coldwell Banker Heritage. They each received a $250 credit on their account to use for continuing education at the Board. This scholarship is possible due to the generous contribution of long time REALTOR® Jerry Colp. Being a REALTOR® for the last 43 years, Mr. Colp has created this opportunity to ”give back” to the real estate industry which has been so important to him.

Dayton Area Home Sales Figures for November 2009

Single-family sales reached a total of 900 in November, a huge 42.8% increase over last November. This is the fifth consecutive year-over-year increase and is by far the largest increase this year compared to the same time period in 2008. Read the full release
